Living in Cape Royal, Cape Coral Florida

Looking for a golfing community in Cape Coral...well here is the information you will need to decide if Cape Royal is the place for you!

I love the fact that so many people are interested in moving to my slice of Paradise. So let's get started.

Cape Royal is a gated community situated in the west central region of Cape Coral FL. Cape Royal is actually in unincorporated Lee County...so the residents do not have to pay the taxes associated with the City of Cape Coral and they are on a different water utility called the Pine Island Water Association. So all of the homes have public water and septic tanks.

Cape Royal is the only gated golfing community in Cape Coral.

The golf course in Cape Royal is called Royal Tee and is open to the public. It is a Gordon Lewis designed 27 hole championship golf course...it has three, nine hole courses, a clubhouse, a restaurant, a pro shop and tennis courts. There is no community pool, but most homes have their own pool in their backyard.

The Calusa Club is a full service restaurant which has indoor and outdoor dining...there is also a bar so you can enjoy a cold beverage after a round of golf. My husband and I have enjoyed many delicious meals at the Calusa Club...the chef creates new entrees all the time.

The pro shop makes sure that every golfer has what they need in order to play their best round on the course.

The front gates are open from 5am to 8pm so that golfers can make their T times and non-residents can enjoy the restaurant also.

The annual HOA assessments are low for Cape Royal and are currently $1000...there is an additional assessment of $295 per year to repay the purchase of the golf course. Residents are not required to pay a monthly fee for golfing privileges, rather, they can simply pay to play.

There are more than 475 homes in this community, all of which are single-family residences that are conveniently located on over-sized lots. While Cape Coral is known for its 400 miles of canals... Cape Royal is known for its 22 lakes. With all of these lakes and the neighborhoods designed the way they are...most of the properties have a lakefront and/or golf course views.

Cape Royal residents are very active in their community. Each street has a Block Captain that helps keep the neighbors informed about what is going on in the community. Cape Royal is managed by volunteers from the community... not a management company. There are over a dozen committees who help keep the residents informed and keep the grounds well-maintained.

This unique luxury community has earned a reputation for being one of the friendliest and most welcoming areas in Cape Coral. Residents become active in the Cape Royal lifestyle, ensuring that this is a close-knit and intimate community.
